The interest only loan rate is fixed at a below index rate for the first six months.    
After the first six months, the rate will jump to the current index+ margin (fully indexed rate)  
Each six month period up until the end of the 5th year, the rate and payment will adjust.  
The max rate increase for a 6 month period is 1.00%      
The maximum rate cap is 12.50%      
The Interest Only payment period is 5 years.  After the 5th year, the full P&I payment will be due over the remaining 25 years.
The rate after the 5th year will adjust monthly based on margin + current index not to exceed the life time rate cap.
